Congratulations on deciding to move forward with securing your new property! The application process typically takes between 1 to 2 weeks, depending on various factors such as the speed of responses from references, credit checks, and document processing.

Step By Step Guide To Help You Navigate The Process Smoothly

1. Submit Your application:
To begin, create an account and complete your application via our online portal. This will allow us to gather all the necessary details to process your request quickly.

 

2. Pay Holding Deposit to Reserve the Property:
Once you’ve found the perfect property, a holding deposit equivalent to one week’s rent is required. This deposit secures the property and takes it off the market, giving you peace of mind while we proceed with the necessary checks.

 

3. Undergo Referencing: As part of the application process we conduct thorough referencing to verify your suitability as a tenant. This includes background checks, criminal record screening, and, where applicable, credit and affordability assessments. 

 

We may also request references from previous landlords, employers, or a guarantor.

4. Pay Security Deposit:

A security deposit equal to five week’s rent will be required to cover any potential damages to the property during your tenancy. For full details on the deposit protection scheme, you can visit The Deposit Protection Service or The Tenancy Deposit Scheme.

 

5. Review and Sign the Tenancy Agreement:
Once all checks have been completed and your application is approved, you’ll receive your tenancy agreement. Take the time to carefully review the terms and conditions before signing. Should you have

6. Pay Your Rent:

Rent must be paid in full before moving in. This payment activates your tenancy and ensures you’re legally protected from the start.

 

Once paid, we can finalize your agreement & and arrange for the keys exchange. These steps are necessary to uphold your tenant rights under UK law.

 

We accept secure payment via bank transfer, card, or approved online methods. Cryptocurrency payments are also accepted, with discounts of up to 15% available, please contact us to learn more.

 

7. Move-In Day & Keys Handover

Congratulations, your new home is ready for you!

Ahead of your official move in date, we will arrange for your keys to be prepared and available at least 5 days prior to your scheduled arrival. This ensures that everything is organised well in advance, giving you peace of mind.

 

On move-in day, one of our dedicated agents will meet you at the property for a smooth handover. During this visit, we will conduct a final walk-through to confirm that everything is in order and to answer any last-minute questions you may have.

Application Review: Once your application is submitted, it will be referred to the landlord for their consideration. In the event that multiple applications are received, the landlord will review all applications to select their preferred tenant.

Guarantor Requirements: If you are required to provide a guarantor, they must be present with you when you sign the tenancy agreement at our office.

Security Deposit: The security deposit will be held under a government-backed scheme, either the Deposit Protection Scheme or the Tenancy Deposit Scheme. It is refundable at the end of your tenancy, provided the property is in good condition and there are no outstanding liabilities.

Payment Methods: Rent and deposits must be paid using cleared funds. We accept Bank Transfer, Bankers Draft, Cryptocurrency, or Building Society Cheque. Personal cheques are not accepted. Additionally, debit and credit card payments are also welcome.

Joint Tenancies: If there are multiple tenants, the Tenancy Agreement applies to all tenants, both jointly and individually. All tenants are equally responsible for paying rent and complying with the terms of the agreement.

Utility Providers: As a tenant, you will be responsible for notifying utility providers (gas, electricity, water, etc.) at the start of your tenancy, as well as arranging final readings and accounts at the end of your tenancy.

Pets Policy: Please note that pets are generally not allowed. If you do have a pet, please contact us in advance to discuss this before submitting your application.

Smoking Policy: For health, safety, and insurance purposes, smoking is not permitted inside any of our rental properties.

Insurance: We strongly advise that you arrange your own personal contents insurance, as your possessions are not covered by the landlord's insurance policy.
